Additional Property Attributes

Former Use: The site was part of New Orleans historic port operations. It has been used for various industrial operations including railroad; chemical, petroleum, and hazardous materials storage; coal yard and coal storage; fueling operations; scrap yard, and steel manufacturing. Numerous underground storage tanks were operated as part of the railroad operations. Several Phase Is, Phase IIs, and RECAP Investigations have been completed for the site since 2000 that indicate contamination in soil and groundwater. Additional subsurface sampling is needed to delineate the extent of the contamination at the site. The site is currently used as parking for the New Orleans Convention Center within a mixed commercial and residential area.


Planned Reuse: Corridors conducive to transit, with a mix of residential and supportive commercial and office uses. The site is part of a larger redevelopment totaling 38 acres that is planned to be redeveloped into a walkable, mixed-use area including residential space with affordable housing, restaurants, retail shops, outdoor public space, office space, and hotel and entertainment venues creating an estimated 3,100 jobs. Additional tax and tourist revenue would be substantial. Infrastructure site work is planned to begin in September 2023 with construction lasting through 2024 and beyond. The project is anticipated to have continued phased construction for approximately 5 years creating an estimated 500 jobs. Cleanup activities are planned to occur concurrently with construction. The developers intend to apply to be a beta member of LEED's new Cities and Communities program ensuring sustainability and resiliency at the neighborhood level.
