Additional Property Attributes

The property is 0.21 acres with one service building and an office. There was a fueling station from 1926 through 1974 then a tire center/auto repair facility from 1983-2019 on the property. The owner mentioned two underground storage tanks have been removed and one waste oil underground storage tank still remains. A Phase I was completed by Birchwood Environmental Consulting Inc. which, recommended a Phase II Environmental Investigation to locate the waste oil underground storage tank, confirm the removal of the fuel underground storage tanks, and to determine the presence/absence of subsurface contamination. The end use goal is to continue to use the property as an automotive tire shop. Results of the Phase II prooved ground penetrating radar (GPR) equipment found no anomalous GPR readings that could indicate the presence of underground storage tank(s). Concentrations of VOCs, PAHs, and TPH-GRO/DRO/ORO in
subsurface soil and groundwater do not pose a risk to future use and/or redevelopment of the commercial site.

Ground penetrating radar (GPR) equipment was used to survey the north and east sides of the property (between the building and the property boundaries). No anomalous GPR readings were found that could indicate the presence of underground storage tank(s).
Three subsurface soil (greater than 3-ft below ground surface) samples were submitted for analysis. Acetone (a common laboratory contaminant) was detected in one sample at a concentration below the Missouri Risk-Based Target Level Default Target Level. Based on the analytical results, concentrations of volatile organic compounds (VOCs), polycylic aromatic hydrocarbons (PAHs), total petroleum hydrocarbons (TPH-DRO, TPH-ORO, & TPH-GRO) in subsurface soil do not pose a risk to future use and/or redevelopment.
Groundwater was encountered at one of the three boring locations and a sample was taken. The water samples submitted for analysis of TPH-DRO, TPH-ORO, and PAHs. Results proved no contaminates present.
