Additional Property Attributes

The property, approximately eight acres in size, is a largely undeveloped grass and dirt lot occupied by four storage sheds of varying size and a helicopter landing pad. The subject property and all storage sheds are owned by Jerry Lairmore, with a portion of the eastern storage shed being rented by DDR Boring Services for storage and equipment drop-off. A Phase I Environmental Site Assessment was completed on November 2, 2022. The Phase I identified the former storage of city roadwork equipment and materials on the property as a potential source of contamination. Additionally, three off-site sources of potential contamination have been identified including Emhart Glass Manufacturers, a leaking underground storage tank associated with Homeyer Conoco Services, and a leaking aboveground storage tank associated with Mt Sterling Oil Co B. In the surficial soil samples from soil borings B-1 and B-3, arsenic exceeded the Missouri's Default Target Level (DTL), the residential Risk-Based Target Level (RBTL), and normal background level for Gasconade County. Arsenic, barium, and lead exceeded the DTLs in subsurface soil samples from one or more soil borings; however, all concentrations were below the residential RBTLs. Arsenic, barium, and lead were present in the single groundwater sample collected, at concentrations above the DTLs and the Domestic Water Use Residential RBTL. Regarding the surficial soil exceedances, if the site is to be used for commercial or industrial use, no addition action is necessary. However, if the site is to be used for residential purposes, the surficial soil in the area of B-1 and B-3 should be retested following construction and grading. No further investigation of the subsurface soil is necessary. Groundwater at the site should not be used for drinking water.
