Additional Property Attributes

The site is designated to be purchased by Missouri University and used as an extension to an existing parking lot for Missouri State University's Plaster Center and nearby Brick Campus. The site has been occupied by various businesses including restaurants, clothing stores, grocers, and a plumber prior to the mid-1950's. The site has been vacant since approximately 1957 and was associated with a Missouri Farmers Association facility on the adjacent property. Previous soil and groundwater sampling has shown Volatile Organic Compounds (VOCs) and petroleum compounds present in the soil above residential standards.

Historical records indicated operations on the site that may be associated with contamination including auto repair, lumber yard, and dry cleaner chemical storage. Adjacent properties were historically industrial sites associated with Queen City Mill, a foundry, chemical company, and coal and ammonia storage. Previous Phase II investigations identified TPH-DRO in exceedance of Missouri Risk-Based Corrective Action Default Action Levels.

A Phase II was conducted in 2023:
In the surface soil samples arsenic was identified at concentrations above the Missouri Risk-Based Corrective Action (MRBCA) lowest default target level (DTL), residential Risk-Based Target Level (RBTL), and non-residential RBTL.

* In the subsurface soil samples arsenic was detected above the DTL but below the construction worker RBTLs.

* Total Petroleum Hydrocarbon - Diesel Range Organics was identified in the only boring that produced a groundwater sample, which exceeded the DTL but not the residential RBTL.

* TPH- Gasoline Range Organics were identified in one subsurface soil sample in exceedance of the DTL but not the residential RBTL
