Site Description: The site is comprised of one parcel (Pima County Assessor Parcel No. [APN] 118-23- 0300) located at 442 West 30th Street, South Tucson, Pima County, Arizona. According to online Pima County Assessor records and site reconnaissance, the site covers �0.15 acres and is developed with an unoccupied residence, reportedly constructed in 1976. - Visual Observations for Suspect Asbestos: Based on the age of the building (1976), it is likely that there are building materials that contain asbestos. Visibly damaged friable building materials, including texted drywall systems and popcorn ceilings were observed. - Visual Inspections for Suspect Lead-Based Paint (LBP): Based on the age of the building (1976), it is possible that painted surfaces are coated with LBP. Visibly damaged painted surfaces were identified throughout the residence. - Visual Observations for Microbial Growth: Terracon did not observe obvious indications of significant water infiltration or visible microbial growth at the time of the site reconnaissance. Recommendations: Based on the scope of services, limitations, and conclusions of this assessment, Terracon does not recommend additional investigation at the site. Potential asbestos and lead-based paint containing materials have been visually identified or documented at the site during a limited screening or sampling. If future renovation and/or demolition activities are planned at the site, a comprehensive asbestos and lead-based paint survey will be required, including laboratory testing of these suspect materials in order to determine the type and percent content of asbestos and lead-based paint. Where asbestos and/or lead-based paint containing materials have been detected by laboratory testing methods, Terracon recommends that a management plan be prepared.
