Additional Property Attributes

The Subject Property consists of two legal parcels occupying approximately 0.67 acres. The Subject Property is currently developed with a commercial building on each parcel (6,634 square feet and 4,720 square feet), with the remainder of the Subject Property consisting of asphalt covered parking areas/drives.

The Subject Property was initially developed for commercial purposes with construction of the initial portion of the 1515 W. Morrell Street building in 1944 and the 1511 W. Morrell Street building in approximately 1946. The 1511 W. Morrell Street property has been utilized for multiple retail/commercial operations over time including floor covering sales, Balloon Emporium, The Bookworm, Rocci's Hair Design, and Westside Furniture Consignment Emporium. The initial commercial occupant of the 1515 W. Morrell Street property was Baubie Refrigeration in approximately 1946 and continuing until 1960. Commercial dry cleaning at 1515 W. Morrell Street began in approximately 1960 under Town & Country Cleaners and continued under Wenzeler Cleaners until 2020.
