Additional Property Attributes

The 0.91 acre property is developed with a 39,485 square foot structure constructed in the mid-1970s currently used as a retail clothing shop. Based on the age of the structure, regulated building materials such as asbestos and lead-based paint may be present. Historical uses of the property include a grocery store, inn, liquor store, motorcycle dealership, and clothing shop. Piles of fill material and spills and staining around hazardous substances/petroleum product containers stored on the property constitute RECs. Historic uses on adjacent and surrounding properties including a former petroleum storage facility with a release event, filling station, salvage yard, and bulk oil plants constitute RECs and VECs. During the Phase 2 investigation total petroleum hydrocarbons were detected in subsurface soil above the Colorado Division of Oil and Public Safety threshold.
