Additional Property Attributes

The Subject Property consists of ten contiguous legal parcels of land, occupying approximately 3.8 acres. The Subject Property is currently developed with eight buildings. These buildings include three residences, two garage/barns, one residence with a commercial addition operating as a salon, one light-industrial building operating as an office/supply warehouse/workshop for Mosier Well Company, and one multi-unit commercial building operating as The Rabbit Hutch (a thrift/antique store), Platinum X Gold Clothing Shop, and Global Ink Tattoo Shop.



Comstock Township has identified the parcels as critical to continuing economic development given their high traffic/visibility As such, the Township desires to either acquire the parcels directly or work with the current parcel owners to support redevelopment of the lots in a manner that is consistent with community vision.

A Phase I ESA identified 5 RECs in association with the properties including historical machine shop, long term commercial well drilling including former UST, historical laundromat/concern for drycleaning as and a Phase II ESA was conducted. The Phase II ESA included the installation of soil borings for the collection of soil and groundwater samples as well as the collection of sub-slab soil gas samples from beneath the two commercial building. The Phase II ESA resulted in the identification of arsenic and mercury in shallow soil in excess of EGLE cleanup criteria demonstrates that the 5922 King Highway parcel and vacant PID# 07-19-234-140 parcel of the Subject Property meet the definition of a "facility" as defined by Part 201 of the NREPA.

The Phase II ESA results are being utilized to support potential acquisition of the parcels by Comstock Township but also redevelopment planning considerations. It is anticipated that Comstock Township will rollout a vision package for redevelopment of the parcels in the 3rd Quarter 2024 utilizing Phase II ESA results and community input.
