Additional Property Attributes

The Subject Property consists of one rectangular-shaped legal parcel occupying approximately 3 acres. The western portion of the Subject Property is occupied by two light industrial buildings. The westernmost structure (Building A) is a 13,950-square-foot building currently occupied by A&B Welding with additional activity including small-scale auto repairs. The easternmost structure (Building B) is a 6,500-square-foot building currently occupied by the adjacent business to the north, ASAP, for staging auto engines and transmissions. The eastern portion of the Subject Property is vacant wooded land with Little Black Creek flowing through the southeastern corner of the Subject Property. Access to the Subject Property is from South Getty Street to the west.

Historical records indicate that by 1938 the Subject Property was vacant land. By 1943, the initial portions of Building A were constructed; the first occupancy/use of the Subject Property from the time of initial construction in 1943 until 1951 has not been identified. Since 1951, A&B Welding has occupied the Subject Property, utilizing it for welding and fabricating. In 1994, Building B was constructed for additional warehouse space, with ASAP leasing Building B since 2015. The eastern portion of the property has been vacant wooded land from 1938 to 2023 (time of this report). The parcel is currently owned by Edward L Higgins Trust.

No VOCs or PNAs were identified above method detection limits in the soil and groundwater samples. The concentrations of metals identified in soil and groundwater do not exceed current Statewide Default Background Levels and EGLE GRCC.

Select petroleum-based VOCs were identified in soil gas beneath Building B at concentrations below EGLE Non-Residential VIAP screening levels. No indications of the potential for unacceptable health exposures or the need for further assessment/response relative to vapor intrusion have been identified in association with Building B.

TCE was identified in soil gas beneath Building A in excess of the EGLE Non-Residential VIAP screening level.
