Additional Property Attributes

The Property is located at 1594 Johnson Drive, Lakeside, Arizona 85929 and consists of a portion of a larger 73.88-acre parcel associated with the Blue Ridge School District. Asbestos-Containing Materials ACMs were identified at the Property during the limited asbestos survey. For the purpose of this report, materials with any detectable concentration of asbestos are ACM. These materials included the following: - Silver Paint associated with Asphalt Shingle and Paper. RECOMMENDATIONS: Stantec recommends the results of this report be incorporated into any renovation/demolition plan for the Property. Area Wide Plan: In 2025, the Town of Pinetop-Lakeside completed an Area Wide Plan (AWP) under the Brownfields Assessment grant to define the community's vision for the White Mountain Boulevard and Lakeside area. The AWP focused on identifying revitalization strategies to encourage infill and mixed-use development in the town center, while improving safety and visibility along the White Mountain Boulevard corridor. The AWP process included a review of existing conditions and community assets, stakeholder engagement activities, conceptual reuse planning for key properties, and strategies to prepare the Town for development that addresses community needs and drives economic growth. Focus Area: The Focus Area includes a one-mile section of White Mountain Boulevard and the nearby neighborhoods to the west. Despite being a well-known tourist spot famous for its outdoor activities and closeness to beautiful lakes and mountains, Pinetop-Lakeside has experienced economic downturns over the past few decades, resulting in numerous vacant and abandoned properties.
