Additional Property Attributes

According to documents provided by the client and obtained from the Ohio EPA, the Subject Property was part of the former K&S Circuits facility that operated a copper plating and etching facility for computer boards from 1965 until operations ceased in 1986. Prior to the circuit board manufacturing facility, the Subject Property was occupied by an automobile dealership.

The former K&S Circuits facility had over 300 violations of their NPDES permit impacting Brush Creek with metals and was assessed a penalty of $800,000 related to the repeated violations. Further, K&S Circuits was the subject of U.S. EPA removal actions of drums, tanks, and vats of materials used during K&S Circuits processes in the 1980s. Waste identified at the site prior to removal actions included chromic acid solution, sodium hydrosulfite, various waste oxidizers, various cyanide solutions, and flammable solutions. The U.S. EPA also tested soil and sediments on and off the K&S Circuits property that identified copper and cyanide throughout on-property soils at concentrations of up to 5,662 ppm and 0.53 ppm, respectively.
