Additional Property Attributes

The subject property consists of an approximately 0.25-acre parcel located in Billings, Montana. The subject property is located at 116 N 11th Street, on the northeast corner of the intersection between 2nd Avenue North and North 11th Street.

The subject property contains one single-story, vacant commercial building. The building has an office and shop. According to Montana Cadastral, the building was constructed in 1963 and remodeled in 2010. The subject property is approximately 10,000 square feet and the building is 3,444 square feet. Exterior surface conditions consist of concrete and asphalt. A pole-mounted transformer, in good condition, is situated on the south/southeast corner of the subject property. Three dumpsters are located just east of the transformer. These dumpers are utilized by the east/southeast adjoining building and appear to be well maintained and regularly serviced. The subject property has an approximate elevation of 3,109 feet above sea level and is topographically flat.

According to property representatives, the subject property was used by Burtell Fire Protection from approximately 2014 to 2020. In addition, a marijuana sales business occupied the building at the subject property for a period ending in 2013.
