Additional Property Attributes

A building occupied the east portion of the Subject Property from at least 1938 until 2005 when the building was removed as part of remediation activities at the northeast-adjoining Somer's Mobil site. This building was identified as Twin Lakes Bar & Hotel from at least 1969 until 2001. On the 2005 aerial photographs, a building was identified on the north portion of the Subject Property. The Subject Property remained undeveloped from 2006 until 2022. Environmental assessments were conducted at the Subject Property that identified volatile organic compound (VOC) contamination and impact in the 2000s. These assessments included a 2003 Baseline Environmental Assessment (BEA) and quarterly groundwater monitoring as part of an off-site release evaluation. Additional quarterly groundwater sampling was completed at the Subject Property between 2008 and 2010. No VOCs or semi-volatile organic compounds (SVOCs) were measured above applicable state criteria during the 2008 to 2010 monitoring. At the time of the reconnaissance, the Subject Property consisted primarily of grass-covered land on the east portion and wooded land on the west portion. An unpaved access drive was located on the southeast portion of the Subject Property. Two soil piles were observed in the east portion of the woods and appeared to be associated with ground clearing. PVC pipes were observed on the central portion of the Subject Property and were associated with septic systems. A ditch was observed in the wooded portion of the Subject Property near the north boundary, and contained woody debris, discarded concrete, slag, and coal.

Surrounding areas consisted primarily of residences and commercial developments from at least 1938 until 2022. A gasoline station, Somer's Mobil, was located on the northeast-adjoining site. The site was a gasoline filling station from the 1930s until the 2000s. Multiple releases were reported at the site from 1983 until 2002, when the underground storage tanks (USTs), piping and dispensers were removed. Contamination from Somer's Mobil migrated to the southwest onto the Subject Property. Remediation activities at the site occurred between 2004 and 2005, which included demolition of the building on the Subject Property. Quarterly groundwater sampling was completed at the Somer's Mobil site and at the Subject Property between 2008 and 2010. "Free product" was not observed and VOCs and SVOCs were not measured above applicable state criteria. In 2003, a UST was discovered in the road right-of-way (ROW) of 2nd Street. Contamination from the UST located in the ROW and Somer's Mobil comingled. At the time of the reconnaissance, an outdoor center storage structure, a coin-operated laundromat, and a hair salon adjoined the Subject Property to the north. A parking lot and a Chevrolet dealership adjoined the Subject Property to the east. Vacant buildings adjoined the Subject Property to the south. A storage structure and wooded land adjoined the Subject Property to the west.

The following recognized environmental conditions and/or controlled recognized environmental conditions were identified at the Subject Property:
?The Somer's Mobil site was reportedly a gasoline filling station since at least the 1930s. Multiple releases were reported for the site. Petroleum contamination migrated offsite to the southwest onto the Subject Property. Also, a UST was discovered during a road construction project on 2nd Street. Contamination from the UST was reported to have comingled with the contamination from the Somer's Mobil site. The known contamination at the Subject Property as documented in a 2003 BEA, and the potential for additional impact at the Subject Property from the migration of petroleum contamination from the Somer's Mobil site and the former UST located in the road ROW of 2nd Street is a REC.
