Additional Property Attributes

A Phase I ESA was completed in early 2023 (paid by current owner) that identified a REC in relation to a historically adjacent dry cleaning facility. The dry cleaner appears to have operated from the late 1940's to approximately 1978. USGS data indicated a topographic gradient that offered the potential for migrating contaminants (if any). A Phase II ESA completed in June 2023 included the installation of groundwater monitor wells with soil screening to approximately 30 feet below land surface. No groundwater was encountered. However, monitor wells were installed in hopes that rainfall and typical development would occur. No groundwater developed during the >24 hour period after installation. As such, no laboratory analysis occurred. The absence of groundwater to 30 feet below surface indicates that vapor intrusion would not be a concern for future development on the subject property.
