Additional Property Attributes

The site is located on the eastern side of U.S. Highway 89, approximately 20 miles north of Flagstaff,
Arizona. The site is approximately 9.17 acres in size and is developed with a store, residences, and
recreational vehicle (RV) park. Grand Canyon Oasis is the current occupant of the site.
Based on review of historical information, the site was vacant and undeveloped except for dirt roads
from at least 1958 to approximately 1960. By approximately 1960, the site was partially cleared and
developed with the current store and former bunkhouse structures. The current garage structure was
present by 1974. The pump house structure and western parking area were present by 1997.
Numerous vehicles were located in a central fenced area east of the store building by 1997 through
approximately 2015; most of the stored vehicles, trailers, sheds, and/or RVs were removed by 2017
and 2018. The site was apparently vacant and unoccupied from about 2018 through 2021. The site
was acquired by Grand Canyon Oasis, LLC in 2021 and converted to a RV park. Other uses of the site
reportedly included a trading post with cabins, caf�and bar; store; lumber yard; mechanic shop; and
tow company. Information was lacking regarding activities on site associated with the lumber yard,
mechanic shop, and tow company operations. These types of occupants potentially used and stored
hazardous materials and petroleum products, likely in the garage area and the fenced storage areas
east of the garage, and are considered a potential recognized environmental condition (REC) for the
site.
