Additional Property Attributes

The Property consists of a vacant and unoccupied 62-foot by 72-foot, three story building known as the "Cabrini Building." The ground floor consists of a raised basement. The building also has an attic. The building is of brick and masonry construction. Wall and ceiling systems within the structure were noted to consist primarily of plaster, with smaller areas of drywall/joint compound. Dropped acoustic ceiling tiles were also noted in portions of the building. Floors were noted to be primarily exposed wood; however, vinyl sheet flooring (VSF) and vinyl floor tile (VFT) were observed as floor coverings in portions of the building.
The Cabrini Building is located on the 4.15-acre campus of the former St. Scholastica Academy. It was part of two structures (the main building and an annex) originally built in 1881 and used by the Colorado Collegiate and Military Institute (later the Grand Army Collegiate and Military Institute) until 1889 (Ca�on City Daily Record, 2019). In 1890, the land used by the military academy was acquired by the Mount St. Scholastica Academy (a catholic school). In 1892 the Cabrini Building was severely damaged by state penitentiary prisoners using explosives to construct an irrigation ditch. The incident shattered windows and cracked walls and made the building uninhabitable. Students returned home and the nuns lived in tents on the campus. property. Once a small settlement was received from the state for repairs a new building was constructed on the original foundation as well as a chapel. The school reopened in 1897 and operated at this location until 2001. The land was then purchased as part of an $8 million adaptive reuse project that included plans to put in a 13-lot, single family residential area at the north end of the campus property. In addition to the Cabrini Building, other buildings that were present on the campus property used by the military academy and catholic school include the residence hall (1961), the learning center theatre (1979), the library chapel (1985), the gym (1980), and the workshop/storage/ building (age unknown) as well as two tennis courts. Today only the Cabrini Building, the learning center theatre building, the library chapel and the residence hall remain at the campus site. An annex to the Cabrini Building previously existed (appearing on fire insurance maps between 1901 - 1964 and in aerial photographs until 1983) but is no longer present. The manner of its disappearance (i.e., demolition, fire, etc.) was not documented in the records reviewed for this report. It.
The Cabrini Building is currently owned by Unbridled Holdings. LLC. The residence hall is currently owned by Homes of the Canyon II, LLC. Owners of the other buildings are unknown. Uses of adjoining properties (those outside of the former St. Scholastic property) are residential.
