Additional Property Attributes

The Subject Property consists of approximately 0.2 acres of land on the southwest corner of Main and 3rd Streets. It was first developed prior to 1883 which is the first historical record that is available. A Sanborn fire insurance map from this year shows that at the time the Subject Property contained a two-story office building and hardware store and a one-story vacant building and bakery. Between at least 1926 until at least 1945 the Subject Property was developed and used as a gas station. Later the station was closed and used for auto sales. On 8/27/98, after all buildings and dispensers were removed, the two underground storage gasoline tanks that were present were abandoned in place. In 2004, the property was sold to Di Rito's Restaurant, which is still present on an adjoining property north of Main Street, who used the property for excess parking. In 2019, the property was sold to Canon City, the current owner, who used it for relocation of a clocktower, that was formerly part of a building owned by Fremont County.
The property currently consists of areas of both concrete pavement and bare dirt. It appears to still be used by City residents for intermittent parking. Some remnants of the former gas station, such as a metal plate covering a hydraulic lift remain visible. The clocktower occupies the northeast corner of the site. Adjoining properties consist of commercial businesses.
