Additional Property Attributes

The Subject Property is comprised of one (1) triangular shaped parcel and is 192.63 acres in size. The Subject Property is identified by the Lyon County Tax Assessor as APN 016-021-20. At the time of the Phase I assessment, the Subject Property consisted primarily of vacant land. Pinenut Road traverses the northeastern corner of the Subject Property. Two (2) unimproved roadways traverse the Subject Property from north to south near the southern subject property boundary. A transmission line traverses the southern portion of the Subject Property from west to east. Several unimproved trails traverse the Subject Property. Several washes are depicted traversing the Subject Property from north to south. Based on review of historical information, the Subject Property appears to have been undeveloped since at least 1948 except for Pinenut Road, which has traversed the eastern portion of the Subject Property since at least 1966. An electrical transmission line is depicted traversing the southeastern portion of the Subject Property from northeast to southwest since at least the 1990s.
