Additional Property Attributes

The site is a 0.4 acre lot located in a commercial-residential area of downtown St. Joseph. A Subway restaurant was previously located on site but was demolished as a part of redevelopment activities. The site is currently a vacant lot. One onsite UST from a former gas station and one adjacent offsite dry cleaner constitute RECs. Ground-penetrating radar in the vicinity of the former gas station identified one shallow pit adjacent to the former pump island and one large pit containing two probable USTs on the eastern border of the site. A Soil boring was placed along the down gradient boundary of each pit to evaluate potential impact to soil and groundwater. While groundwater was not encountered in either boring, soil analysis did not detect contamination above detection limits. A third boring was placed on the south-eastern corner of the site to evaluate potential impact from an adjacent dry cleaners. Analysis of soil and groundwater did not detect contamination above detection limits, with the exception of total lead in the groundwater sample above the Missouri Department of Natural Resources Default Target Level. Dissolved concentrations are typically used to compare to target levels, so it's probable that this exceedance is not a concern. While soil and groundwater sampling in the vicinity of the buried USTs did not reveal the presence of contamination, potential contamination may be present within the pit itself. Additionally, the buried USTs may also contain residual amounts of petroleum product. It is recommended that the tanks be properly removed according to MDNR Tanks guidelines prior to redeveloping the site.
