Additional Property Attributes

Consultant completed a Phase I ESA and a Phase II ESA for the site in 2016. The Phase I ESA for the parking lot portion of the site identified the use of the northerly adjoining property beyond Jackson Street (501-513 N. Superior Street) as a lead paint and varnish manufacturer from 1905 to the 1950s (Dolphin Lead Works) and the use of the westerly adjoining property beyond Huron Street (415 Huron Street) as a clothing cleaner from at least 1956 to 1975 as Recognized Environmental Conditions (RECs).

A prior Phase II IESA conducted in 2016 identified concentrations of lead in the northeastern/eastern corner of the parking lot portion of the site from eight to 12 feet bgs above the VAP Residential and Construction/Excavation GDCS. In addition, benzo(a)pyrene was also detected above the VAP Residential GDCS in this area. During this Phase II ESA, soil borings were located in the previously identified lead-impacted area to further evaluate the extent of the lead impacts. Lead was detected in two samples; one from four to six feet bgs and one from eight to ten feet bgs at concentrations above the VAP Residential and Construction/Excavation GDCS. The lead-impacted area appears to be a maximum of 50 feet long by 20 feet wide. The depth varies from a minimum of 6 feet to a maximum of 12 feet bgs. Any soils in this area disturbed during future renovation activities should be sampled prior to disposal. Construction/excavation workers conducting activities in this portion of the site should be notified of the lead-impacted soil and a health and safety plan should be prepared for worker protection.
