Additional Property Attributes

According to information supplied by the Lucas County Auditor, the Property is forfeited land. Historically, the eastern portion of the Property was occupied by a gas engine manufacturing facility, and the southwestern corner was occupied by a foundry as early as 1904. By 1936, the Property was developed to included three buildings, used by the Bunting Brass & Bronze Co. and offices. By 1938, the Property included a rail spur that connected with the southern adjacent railroad. This configuration was generally maintained until the present; however, the Property included commercial use by Covenant Youth development between 2007 and 2022, which provided family and social services to the Toledo community. The Property was forfeited to the State of Ohio in 2022.

Soil analytical results were reported by the laboratory below Ohio VAP direct contact soil GNS for both commercial/industrial land use and construction/excavation activities. One soil sample exhibited TPH above its residual soil saturation concentration, and a second sample with elevated results just below its respective soil saturation concentration. Additional investigation activities are recommended at these areas of the Property. Several metals and naphthalene (a PAHs) were detected in groundwater samples from temporary wells above their respective Ohio VAP UPUS criteria. However, since the groundwater samples were collected by bailer from temporary monitoring wells, these results are likely not representative of actual groundwater conditions. Grab groundwater samples from temporary wells commonly introduce suspended sediments into groundwater samples that could affect analytical results, particularly for metals and PAHs. These results were utilized for due diligence screening purposes only. Should the Property proceed through the VAP, additional groundwater sampling from properly installed and developed permanent monitoring wells will be necessary to appropriately characterize groundwater conditions.

As Indicated, two USTs with unknown contents and visible fill ports were identified at the Property during the completion of a geophysical survey. Additional investigation of these areas is warranted and may result in the need for completion of other regulatory requirements through BUSTR.
