Incorporate green building techniquesGreen building is the practice of creating healthier, more resource-efficient models of construction, renovation, operation, maintenance, and demolition. Green building techniques can be instrumental in addressing increased frequency and intensity of extreme weather events and natural disasters by more effectively controlling stormwater, reducing waste and energy use, and designing smarter infrastructure that allows for adaptation and mitigation. Techniques may include green roofs; energy, lighting, and water efficiencies; use of sustainable building materials; and incorporation of passive survivability features. Passive survivability is a building's ability to maintain habitability without relying on external utility systems for power, fuel, water, or sewer services, as well as being better able to withstand floods, severe weather, and temperature extremes.

Additional Property Attributes

A Phase I ESA was completed for the site. Standard and other historical sources were able to document the southwestern portion of the property was developed with three dwellings prior to 1907 with two dwellings being removed by 1915. The remainder consisted of vacant land until an additional dwelling and garage were constructed in the central and eastern-central portions between 1915 and 1924. The southwestern dwelling was demolished and the western portion of the current building was constructed in 1937/138 with the eastern addition in 1962/1963. The garage and remaining dwelling were removed between 1949 and 1956. Between 1963 and 1962, the southeastern the main parking lot was constructed in the southeastern and central portions and a recreational track was constructed in the northern portion. The track was removed in the 1990s, when the current small parking lot was constructed, and the current basketball court was constructed between 2016 and 2020. The property was occupied by various community service, recreational, and office/medical office tenants from initial construction of the current building until the last tenant vacated the building in the fall of 2022.

A Hazardous Materials Survey was completed for the building and although Asbestos Containing Materials (ACMs) were identified, cleanup is not required as the ACMs are not friable. However, if demolition occurs, ACMs will need to be abated prior to demolition.
