Additional Property Attributes

The Phase I ESA assessed a 0.13-acre portion of a larger parent parcel totaling 3.80 acres. A one two-story building with a basement totaling approximately 6,225 square feet is located on the property. The subject property is currently unoccupied with no current business operations. The current owner utilizes the subject building for general storage such as furniture.

Standard and other historical resources were able to document that subject property was formerly vacant land until 1931 when the current building was constructed. The property was occupied by Bell South Telephone Company (formerly South Central Bell Telephone Company) as an office building until the 1980s when the current owner (First Baptist Church of West Point) acquired the property. The subject building has remained unoccupied since that time, but has been utilized for general storage. However, during the site reconnaissance, PM observed evidence of vagrant activity within the building.

The following Business Environmental Risks (BERs) were identified during completion of this Phase I ESA:

* Based on a previous Asbestos Containing Materials Survey, asbestos containing materials were previously identified onsite. It is PM's understanding that interior renovations and/or demolition may occur.

* Chipped and peeling paint was observed throughout the subject building. Based upon the age of the building, which was constructed in 1931, the potential exists for lead-based paint to be present.

* PM observed visible water intrusion and mold growth in various places throughout the subject building.
