Additional Property Attributes

The Subject Property is documented to have been historically used as a gasoline service station with multiple
underground storage tanks, pumps, and a distribution system. Three USTs were found to be present during the geophysical: one
12,000-gallon gasoline UST, one 6,000-gallon gasoline UST, and one 1,000-gallon kerosene
UST. According to BUSTR OTTER, the USTs were last used in October 2008. Two gasoline
dispensing units are present beneath the canopy on the western side of the building. One kerosene
dispensing unit is present by the southwest corner of the building. Based on the information obtained during the site reconnaissance, record reviews, interviews, and review
of environmental history of the Subject Property, a release of hazardous substances and petroleum
products has or may have occurred on the Subject Property. Tetra Tech recommends a subsurface Phase
II PA to evaluate the RECs/IAs identified in Section 8.0 and to complete proper closure of the UST
systems in accordance with Ohio BUSTR requirements.
