Additional Property Attributes

The site is a 11.16 acre tract located in a retail services area and is improved by a 33,600 square foot commercial office building. The building was constructed in 1964 to serve as office space for Empire Gas, a propane wholesaler. Asbestos-Containing Material (ACM) are suspected to be present due to the age of the structure. The site is in major disrepair resulting from disuse and tornado damage. A spill of non-polychlorinated biphenyl (PCB) containing oil was reported in 2012 following a theft of three on site transformers; however, cleanup documentation for this event is not available.

ACM and various types of HHW were found throughout the building. The basement area was inaccessible due to flooding. It is recommended that the basement be drained and sampled followed by cleanup of all identified contaminated materials. Soil was sampled in the area of a mineral oil spill, but no PCBs were detected.

Standing water in the basement was suitable for discharge via local stormwater drains. ACM was identified in the remaining ceiling tiles in the basement area.
