Adoption of building codes that consider impacts from extreme weather events and natural disastersBuilding codes can encourage implementation of mitigation and adaptation techniques for extreme weather events and natural disasters. Codes may require that infrastructure be planned and built to avoid or minimize future damage or costly repairs from increased frequency and intensity of flooding, drought, wildfires, and other projected extreme weather/disaster events. Codes may also lead to energy savings for commercial and residential buildings by specifying minimum requirements for building components such as insulation, water use, heating and cooling systems, lighting, windows, and ventilation systems. Effective building code requirements may vary regionally due to differences in natural hazards.

Additional Property Attributes

Standard and other historical sources were able to document the subject property was developed with four residential dwellings and associated garages and outbuildings in the eastern and central portions between 1937 and 1952, on previously vacant land. The easternmost dwelling was constructed between 1940 and 1949 and the westernmost dwelling was constructed in 1968. An outbuilding was constructed south of the westernmost dwelling between 1987 and 1997, which was utilized as a residential apartment until it was destroyed in a fire in 2009 and demolished in 2010. The eastern and southeastern portions of the property were briefly utilized for agricultural activities in the 1940s and the remainder of the property has historically consisted of vacant land. The eastern dwelling was demolished between 2016 and 2020.

No Recognized Environmental Conditions (RECs) were identified during the Phase I ESA.

Additionally, the following Non-Scope Consideration identified during completion of this Phase I ESA included likely elevated levels of Radon gas.

Following appropriate cleanup, the Developer plans to demolish the existing buildings to construct an affordable housing community of approximately 45-55 units, composed of condos and duplexes. Initial investment includes the purchasing of the property at $638,000. Approximately 100 temporary construction jobs will be created.
