Additional Property Attributes

Proposed future use: goal is to clean up the property due to being an eyesore and to get it back on the tax roll. Possible commercial business site.
The following Recognized environmental conditions (RECs) were identified in the Phase I ESA dated August 31, 2023:
* REC1: There are three USTs (reported as empty) with volumes of 500, 1000, and 1100 gallons reported to have been installed in 1960 and registered in 1986. The USTs are listed as "Temporarily Out of Service." Three UST fill ports were observed on the northwestern portion of the Subject Property in the vicinity of the two fuel dispensers on a concrete island.
* REC2: One AST with unknown ancillary equipment was observed on the western portion of the interior of the dilapidated building on the Subject Property. Due to the dilapidated condition of the old gas station building and safety concerns, the AST could only be viewed from openings along the building exterior.
* REC3: Black surficial staining on the concrete flooring in the interior of the building in the vicinity of the AST. One unlabeled 55-gallon drum was observed in the vicinity of the AST. Due to the dilapidated condition of the old gas station building and safety concerns, these items could only be viewed from openings along the building exterior.

Phase II ESA is planned for Fall 2024. This investigation will only address REC1. REC2 and REC3 are not addressed due to safety concerns of accessing the dilapidated building.

A Ground Penetrating Radar (GPR) Survey dated August 31, 2023 was completed by WSP USA Environment & Infrastructure Inc at the Site.
The results of the GPR survey identified two fuel lines leading to the fill ports (presumed UST locations) on the northwest portion of the Subject Property. Two presumed vent lines extending from the fill port locations to what appeared to be two vent pipes on the north exterior wall of the old gas station building were also identified.
No anomalies associated with USTs were specifically identified during the GPR survey. It is the opinion of WSP that the fill ports are associated with USTs. The absence of UST anomalies may be related to the sensitivity of the GPR equipment and poor contrast between the USTs and surrounding soil materials.
