Additional Property Attributes

From at least 1903 to 1908, the subject property was undeveloped. There is a 38-year gap between available historical documents. The 1908 topographic map depicts the subject property as undeveloped, and the 1946 fire insurance map depicts the subject property as developed with a dwelling. Based on the rural location of the subject property during the aforementioned time period, it is unlikely that industrial or commercial activities were performed between 1908 and 1946. Therefore, it is reasonable to conclude that the subject property was either undeveloped or developed with residences between 1908 and 1946. From 1946 to 1962, the subject property was developed with separate dwellings. In 1963, the existing apartment buildings were constructed. The subject property is currently developed with vacant apartment buildings.
The northern adjoining property was undeveloped from at least 1903 to circa 1967. By 1967 the northern adjoining property had been developed with the existing apartment
complex. The eastern and southern adjoining properties were undeveloped from at least 1903 to between 1908 and 1946. From at least 1946 to present, the eastern and southern adjoining properties were developed with separate dwellings. The western adjoining property was undeveloped from at least 1903 to 1982. In 1984 the western adjoining property was developed with the existing storage unit facility.

This assessment has revealed no recognized environmental conditions (REC), controlled recognized environmental conditions (CREC), and/or significant data gaps (SDG) in connection with the subject property.

The ACM survey was performed on October 30, 2023, by a PPM (www.ppmco.com) State of Mississippi Certified Asbestos Inspector (proof of certification provided in Appendix B). PPM's scope of work included a visual survey and sampling of accessible suspect ACMs on the interior and exterior areas of the building. The inspection included a visual assessment of suspect ACMs and subsequent sampling and analysis. According to the analytical results, 62 of the 101 samples collected were identified to
contain asbestos. This conclusion is based on the EPA definition of an ACM as material composed of ".greater than 1% asbestos."
