Additional Property Attributes

The Subject Property is comprised of approximately 2.5 acres of mixed-use commercial and residential land. Based on the information obtained from the Montgomery County Auditor's website, the parcels are developed as described as follows:

* Parcel R72 10306 0011 - addressed as Latham Street and consisting of 0.096 acre of vacant residential land;
* Parcel R72 10306 0012 - addressed as Latham Street and consisting of 0.096 acre of vacant residential land;
* Parcel R72 10306 0014 - addressed as 819 Latham Street and consisting of 0.0898 acre of vacant residential land;
* Parcel R72 10306 0023 - addressed as 844 Latham street and consisting of 0.0898 acre of vacant residential land;
* Parcel R72 10306 0025 - addressed as Latham Street and consisting of 0.0898 acre of vacant residential land;
* Parcel R72 10306 0026 - addressed as 832 Latham Street and consisting of 0.0898 acre of vacant residential land;
* Parcel R72 10306 0040 - addressed as 919 Miami Chapel Road and consisting of approximately 0.59 acre of commercial land developed with a 1,584-square foot social hall; and,
* Parcel R72 10310 0001 - addressed as 1199 Wildwood Avenue and consisting of 1.3581 acres of commercial land developed with a 1,586-square foot greenhouse, 400-square foot pole building, and 728-square foot detached garage.

The Subject Property was occupied by The Recording & Computing Machine Company Navy Division - Munition Works by 1919. It appears that Coffield Washer Company then occupied the Subject Property from at least 1927 through 1932. From at least 1945 through 1972, the Subject Property was occupied by the Howard Paper Mill, Inc. - Dayton Envelope Company. In 1979, former structures were no longer present on the Subject Property. Since at least 1986 through the present, the eastern portion of the Subject Property has been occupied by the Edgemont Solar Garden / Market Place. The greenhouse and office building presently located on the southeast portion of the Subject Property was constructed sometime prior to 2000.

The east portion of the Subject Property currently identified as 1199 Wildwood Drive was formerly occupied by a large industrial facility that operated as a Naval Munitions Plant, washer company, and Dayton Envelope Company from at least 1919 through at least 1972. Further, an oil house is depicted on the east portion of this parcel, a coal-fired boiler is depicted on the northeast corner of this parcel, a transformer is depicted on the west portion of this parcel, and a railroad spur running south to north is depicted alongside of the industrial building on the 1919, 1950, 1955, and 1962 Sanborn Fire Insurance Rate Maps (Sanborn Maps). According to our review of historical aerial photographs, these buildings were demolished sometime between 1974 and 1979.

The Phase I ESA identified the following RECs:

REC-1: The former industrial plant operations performed by the Naval Munitions Plant, Coffield Washer Company, and Dayton Envelope Company in the eastern portion of the Subject Property from at least 1919 through at least 1974 likely involved the storage, handling, and disposition of petroleum products, solvents, and/or degreasers, which represents a REC in connection with the Subject Property.

REC-2: The former transformer area west of the former industrial building from at least 1919 through at least 1974.

REC-3: The former oil house located northeast of the former industrial building from at least 1919 through at least 1974.

REC-4: The south adjoining Delco Chassis / Delco Moraine Division of GM facility has several documented releases of petroleum and hazardous substances and is an active LUST facility. Accordingly, because this facility is located upgradient to the Subject Property, the potential exists for petroleum and/or hazardous substances from the historical or current releases to have migrated and affected groundwater and/or pose a vapor intrusion risk to the Subject Property.
