Additional Property Attributes

This is the site of the old middle school in Salem, built in the early 1900s and comprising approximately 13,000 square feet. It is a three-story building with classrooms on each floor. A preliminary asbestos survey has confirmed the presence of asbestos; further investigation is warranted to inspect for lead-based paint and other potential contaminants. The City of Salem wishes to either sell the property or demolish this building and replace it with a park, with an area cordoned off for an additional water tower to increase water pressure in that area of the city. The use of oil and/or gas fired boilers in two of the onsite buildings indicate long term petroleum storage. Lead-based paint was found in the school building, the cafeteria building, and the gymnasium. A Phase II investigation is recommended to investigate possible petroleum impact on the site. In addition, it is recommended that, if the building is to be demolished, the lead-based paint should be sampled to determine if it is a hazardous waste prior to disposal. Petroleum contamination was not discovered in the soil at the site, though lead was detected at levels below the Department's Risk-Based Target Levels for residential land use. Groundwater was not encountered during the investigation and therefore was not sampled. No further investigation is necessary.
