Adoption of building codes that consider impacts from extreme weather events and natural disastersBuilding codes can encourage implementation of mitigation and adaptation techniques for extreme weather events and natural disasters. Codes may require that infrastructure be planned and built to avoid or minimize future damage or costly repairs from increased frequency and intensity of flooding, drought, wildfires, and other projected extreme weather/disaster events. Codes may also lead to energy savings for commercial and residential buildings by specifying minimum requirements for building components such as insulation, water use, heating and cooling systems, lighting, windows, and ventilation systems. Effective building code requirements may vary regionally due to differences in natural hazards.

Additional Property Attributes

The Property has three single-family residences and a carport. Based on a review of historical documents and records from Clark County Assessor's OpenWeb, the Property was undeveloped prior to being developed for residential use. The single-family residence on the central portion of the Property was constructed in 1943; the single-family residence on the northern portion of the Property was constructed in 1958; and the single-family residence on the southern portion of the Property was constructed between 1960 and 1970. The Property currently privately owned, but an affordable housing authority is looking to purchase the Property for affordable housing use. Representatives associated with the Property are not aware of septic systems nor heating oil tanks associated with the residences. The Phase I ESA conducted did not identify recognized environmental conditions at the property.
