Additional Property Attributes

The Quality Chevrolet site was entered into the Brownfields Assessment program by the City of Union to facilitate a property transaction, which has been hindered by perceived contamination and the need for a neutral party environmental assessment. There are 3 buildings on the property, with a total area of 19,000 square feet. Past uses of the site have included an automobile dealership and at least 3 gas stations. The site is currently vacant. Since the property has been in the program, the property transaction was cancelled, but the owner still wished the completion of the assessment.

Six recognized environmental conditions (RECs) were identified at the Quality Chevrolet site. Those six RECs are:

The historical use of the property as a gas station and auto garage
The above-ground storage tank (AST) observed on site and petroleum staining near it
The potential of underground storage tanks (USTs) remaining on site
The potential of hydraulic lifts remaining on site
The existence of transformers and light ballasts that may contain polychlorinated biphenyls (PCBs)
The proximity of a drycleaners and an property on the Leaking Underground Storage Tank (LUST)

Lead in soil exceeding the lowest risk-based target level (RBTL), the Default Target Level (DTL), was found throughout the site. BTEX was found in groundwater above the DTLs, but below any RBTLS. Asbestos and lead were both identified in the building.

Benzene and naphthalene exceeded the DTL in soil sample B-3A.

Benzene, toluene, ethylbenzene, naphthalene, and lead exceeded the DTL in the groundwater sample from boring B-3.

Free product was observed in boring B-3.

A ground penetrating radar survey was conducted and at least 4 underground storage tanks (USTs) appear to remain on the site.

Asbestos-containing material (ACM) and lead-based paint (LBP) were found in the Quality Chevrolet building.
