Phase 2 did not reveal detections of chemicals of concern in soils. No groundwater was encountered to 28-30' below grade surface, and no groundwater samples were collected.

Phase 1 dated 9/29/2023 - Historical Use
Historical documents indicate the subject property has been developed prior to 1949. City
directories indicate the subject property was used as New Evans Cotton Company cotton
gin starting from at least 1964 to between the years 1970 and 1974. City directories also
list Gilbert Wood Products furniture manufacturers at the subject property for the year
1964. Interviews with current and former Canton residents confirm that the subject
property was developed as New Evans Cotton Company gin and Gilbert Wood Products.
The city directories indicate the site was vacant from at least 1974. The cotton gin
operation commonly utilized and stored petroleum products for the equipment and
machinery formerly located on the subject property. Also, fertilizers were commonly
stored and used in cotton gins. A USDA pamphlet from 1894 indicated that the primary
fertilizers used for cotton involved potash, phosphoric acid, and nitrogen. Of these, the
most problematic to groundwater quality is nitrogen in the form of nitrates, which may
have harmful biological effects. Operations associated with past furniture manufacturing
activities could include the following: natural gas-fired paint-drying ovens; natural.
gas-fired boilers; a wood machining line, planning/sawing/sanding lines; a hammermill;
and/or paint spray booths. A variety of chemicals, including acetone, thinner blends,
glues, adhesives, solvent-based stains/varnishes, mild corrosives, paints, oils, solvent
mixtures, and/or fuels, could have been stored at the facility associated with the furniture
manufacturing operation. Hazardous substances and petroleum products associated with
the former use of the subject property as a cotton gin and furniture manufacturing facility
were potentially used and stored at the subject property prior to the RCRA was enacted in
1976, which governs the property management of hazardous and non-hazardous waste.
For this reason, the historical use of the subject property as a cotton gin and furniture
manufacturing facility is considered a REC.
