The site is located within a row of commercial or retail structures in a block bounded by Navajo Drive
on the north and Elm Street on the south, and 6th Avenue on the west and Lake Powell Drive on the
east, within the old townsite of Page. The site is approximately 0.39 acres in size, including the alley
that crosses the northern portion of the site, and is developed with vacant retail store.
Based on review of historical information, the land containing the site was part of the Navajo Indian
Reservation in 1937. The site was vacant and undeveloped in 1952 and vacant and graded in 1958.
The streets for the Page Townsite were surveyed in 1959, including the streets surrounding the site.
The site has been occupied by the current commercial structure from the mid-1960s to the present.
Occupants of the site have included hardware stores, truck parts, and a bargain center.
Previous reports indicate that microbial assessments have been performed in 2016 and 2019 for
the building due to mold and roof leaks and a targeted asbestos survey was performed in 2019.
Mold and ACMs were identified in the building.
At the time of the site reconnaissance, the site was occupied by a former NAPA Auto Parts store that
was vacant and planned for renovation. The building contained a large retail area, office, storage
room, parts room, restrooms, utility closet, mezzanine, and freight lift. The building footprint occupies
the entire site parcel, except for the northern portion that is occupied by an alley, and the building
exterior walls adjoin the walls of the buildings to the northeast and southwest.
Properties adjoining the site had a similar early history as the site and the adjoining buildings to the
northeast and southwest were likely built around the same time as the site building, which has been
present since the mid-1960s. Occupants of the adjoining properties have included commercial,
retail, and professional offices, including appliances, department store catalog sales, realtors,
chiropractor, hardware stores, retail shops, crisis center, cultural center, child protective services,
Arizona government offices, lawyers, insurance, mortgages, physical therapy, health care,
electronics, taxes, satellite TV, social services, computers, furniture, arcade and snacks, video,
florist, gifts, hair salon, restaurants, etc. No evidence was found to indicate that uses of adjoining
properties have had an adverse environmental impact on the site.
