Additional Property Attributes

The Broadway Hotel facility is located on-site and is listed in the SEMS database. The facility is listed as a "removal only" facility with no assessment work needed. The SEMS listing was opened in January 2022 and closed in July 2022. A July 2022 US EPA POLRep report which describes remedial actions completed at the site under CERCLA. The report indicated a debris pile of the demolished Broadway Hotel with documented asbestos containing materials (ACM) was observed with limited security measures in place, resulting in the release of friable asbestos into the site and surrounding area. Remedial actions involved the removal and disposal of ACM and backfilling of the hotel basement with clean backfill materials. A US EPA Action Memorandum dated February 2022 indicated soils and debris piles were to be scraped where ACM was observed; however, analytical data for any potential soil confirmation sampling following remediation at the site was not identified. The Phase I ESA identified the lack of confirmation samples as a Significant Data Gap and recommended sampling to address this issue. A Phase II ESA has been authorized under a work assignment to address this uncertainty. Results from the Phase II ESA revealed lead, arsenic and benzo (a) pyrene above the residential RSL but below the industrial RSL. The conclusions section was updated to ensure proper management of soil if redevelopment commences.
