Additional Property Attributes

A Phase I ESA completed per ASTM E1527-21 revealed an REC related to the subject property's historical land use that included a retail gas/service station (from the l950's to the early 1980's). No regulatory data was found associated with this land use that would indicate prior assessment or underground storage tank removal. Business environmental risks included the potential for asbestos-containing materials in the on-site structure, as well as a potential grease trap associated with a historical on-site restaurant/convenience store.
A Phase II ESA completed in early 2024 revealed low levels of laboratory-estimated values of Benzo(a)pyrene well below the commercial cleanup target level. The low-level impacts were identified within the top six inches of soil in close proximity to a roadway r/w. No other impacts were identified. The impacts were attributed to anthropogenic land uses and did not warrant additional investigation.
