Additional Property Attributes

The 0.07-acre Subject Property consists of one parcel identified by the County Tax Assessor as parcel ID 149.6-13-24. Improvements include one two-story, 4,335 square-foot commercial building constructed of cement concrete block on slab on grade. The Subject Property is currently unoccupied. Utilities available at the Subject Property include municipal water, sewer, electrical, and natural gas connections. The commercial building on-site has been unoccupied since approximately July 2021 when the building was reportedly sold to The Daily Gazette and operations were moved off-site. Ownership was then obtained by FCCRG after operations were moved off-site. Evidence of past use as a printing press operation was not directly observed during the site reconnaissance, however, Ms. Perham indicated that the Subject Property was historically utilized for newspaper printing press operations and commercial offices for The Leader-Herald. The Subject Property was utilized for commercial, industrial, and residential purposes from prior to 1887 until approximately 2021. In the late 1800's the northern portion of the property was used for coal storage. On the 1902 and 1907 Sanborn maps, the Subject Property was labeled as a "leather". In approximately 1969, the Subject Property was utilized for newspaper printing press operations by the Leader-Herald newspaper. Specific processes, operations, and chemicals utilized as not known. Operations ceased in 2021 following the sale of the Subject Property. The surrounding area consists primarily of vacant properties, but historically had a mix of residential and commercial uses including a paper box factory (1887), a cobbler (1907), store fronts, and residences.
