Additional Property Attributes

The Subject Property consists of eleven non-contiguous legal parcels occupying a total of approximately 1.47 acres. Eight of the parcels are owned by the City of Jackson and three of the parcels are owned by Community Uplift, Inc. The Subject Property parcels are currently not developed with any structures and are vacant, grass-covered residential lots. Each of the Subject Property parcels were developed with residential structures prior to 1907 with the exception of the 109 East Morrell Street property, which was developed with a residential structure by approximately 1930. Demolition of the residential structures began in approximately 1950 at the 109 East Morrell Street and 926 South MLK Jr. Drive properties followed by the remaining parcels between 2012 and 2017. Each of the Subject Property parcels have remained vacant and grass-covered lots since demolition of the residential structures was completed.

The City of Jackson reports that all building foundations and basements were removed from the City-owned parcels. No documentation regarding demolition activities for the three Community Uplift, Inc-owned parcels has been identified. Autry Development (User) should be cognizant of the potential continued presence of remnant buried features on the three Community Uplift, Inc owned parcels as redevelopment plans are generated.

The Phase I ESA revealed no evidence of Recognized Environmental Conditions (RECs) in connection with the Subject Property.
