Additional Property Attributes

The Subject Property was residential from at least 1919 until 2017 when the dwelling was demolished. At the time of the site reconnaissance, the Subject Property was vacant, grassed land with a few trees on the eastern portion. Our review of historical records identified developments that may have formerly contained basements. While evidence of fill material was not identified during the site reconnaissance, the potential exists for fill material from an unknown source to be present at the Subject Property. This assessment has revealed the following recognized environmental conditions in connection with the Subject Property: ? The potential for impacted fill to be present within the former basement space of the demolished residence. A Phase II ESA was completed on the Subject Property. Based on analytical results of soil samples collected, arsenic and selenium were measured in soil on the Subject Property at concentrations above EGLE Part 201 generic residential cleanup criteria.
