Additional Property Attributes

The subject property consists of one approximately 2.4-acre parcel of land west of S. Riverview Drive with a tax ID number of 06-03-476-041. The subject property is currently developed with a two-story, 8,132-square-foot commercial building with a basement, which was constructed in 2003. Since construction, the building has operated as a credit union branch office for First Community Federal Credit Union, which later became Advia Credit Union in 2014, after its merger with E & A Credit Union. Prior to the construction of the building, the southern portion of Mill #1 of the Kalamazoo Vegetable Parchment Co./Sutherland Paper Co. plant operated on the Subject Property from 1929 until approximately 2002.

Young Women's Christian Association (YWCA) of Kalamazoo purchased the property from the current owner, Advia Credit Union, in August of 2023. The building has been mostly vacant since Advia moved its headquarters in 2022. YWCA Kalamazoo intends to expand its current operations in downtown Kalamazoo by moving its administrative staff to the Parchment.

A Phase I Environmental Site Assessment (ESA) was completed in May 2023 and a Phase II ESA was completed in June 2023 for YWCA. The Phase II ESA sampling indicated that volatile organic compounds (VOCs), specifically TCE and PCE, were detected on the property in both the soil and groundwater at levels exceeding Non-Residential Volatilization to Indoor Air Pathway (VIAP) Screening Levels. PCE was also detected in soil gas beneath the existing building at levels approaching VIAP Screening Levels.

The YWCA has elected to install a VMS as a presumptive remedy to mitigate potential unacceptable vapor intrusion exposures.
