The subject property consists of fourteen separate contiguous legal parcels occupying a combined approximately 1.85 acres. The parcels are currently vacant with private residences historically occupying twelve of the fourteen parcels. Two parcels in the northwest corner of the site were historically occupied by multiple commercial retail operations prior to operation as a gasoline/automotive service station. Mt. Zion Baptist Church has been awarded low income housing tax credits through MSHDA to develop a 70-unit mulit-family apartment community for seniors in Kalamazoo.

The Kalamazoo County Land Bank Authority took possession of the 702 and 708 N. Edwards St. parcels in 2010, the 724 and 730 N. Burdick St. parcels in 2011, and the 129 E. North St. parcel in 2012, all from the Kalamazoo County Treasurer, which took involuntary acquisition of the parcels via tax foreclosure.

The City of Kalamazoo Brownfield Redevelopment Authority acquired the 125 E. North St. parcel from Republic Services of Michigan in 2019. In support of the acquisition, a Phase I Environmental Site Assessment (ESA) and Baseline Environmental Assessment (BEA) were prepared and submitted to the Michigan Department of Environment, Great Lakes, and Energy (EGLE) at that time to obtain remedial liability exemption for lead impacts to shallow soil/fill material identified on this parcel. The 125 E. North St. parcel has never been owned by Kalamazoo County.

The remaining parcels are owned by Mt. Zion Baptist Church of Kalamazoo and were assembled over time in support of the Legacy Senior Living residential redevelopment.

A Phase I Environmental Site Assessment dated May 11, 2022 identified the following recognized environmental conditions:
The 724 and 730 N. Burdick St. parcels are identified as a closed Leaking Underground Storage Tank (LUST) site attributable to historical gasoline retail operations. The concentrations of select petroleum-based contaminants that remain in soil in association with removed tanks exceed the current Michigan Department of Environment, Great Lakes, and Energy (EGLE) Groundwater-Surface Water Interface Protection (GSIP) criteria. Lead has additionally been identified in soil in excess of current EGLE cleanup criteria in association with a couple of former underground storage tank (UST) piping runs. The concentrations of select petroleum-based volatile organic compounds (VOCs) additionally exceed the EGLE Residential volatilization to indoor air pathway (VIAP) screening levels.
