Additional Property Attributes

The subject property is a 0.32-acre lot located at 2315 6th Avenue North in Billings, Montana. This now-vacant commercial property is located in a primarily residential area east of Downtown Billings and is situated at the northern corner of the intersection of 6th Avenue North and North 24th Street. The property contains a single-story building that contains office space and an auto repair garage. According to property records, the building is approximately 1,300 square feet and was constructed in 1956. The site is relatively flat and is covered by concrete to the south in front of the building and bare soil and gravel to the north in the fenced-in area. There is extensive petroleum hydrocarbon soil staining on the property and strong petroleum odors were noted during site reconnaissance. According to site representatives, the property was originally constructed as a gas and service station in the 1950's and was most recently used as Jim's Auto Repair from 2009-2022.
