Additional Property Attributes

The Subject Property is comprised of approximately 0.1 acre of commercial land situated on the corner of North Huron Street and Adams Street, both of which provide access to and from the Subject Property. The Subject Property is rectangular and is developed with a 24,000-square foot, five-story office building with a full basement constructed in 1932.

According to historical Sanborn Maps, city directories, and aerial photographs, the Subject Property has been
developed as a commercial retail and/or office building since at least 1888, with the current building reportedly being
constructed in 1932. From at least 1888 through the early 1970s, the Subject Property building was occupied by
various commercial retail stores, a barbershop, a hotel, and/or a brewing company. From at least 1980 through at
least 2018, the Subject Property building was occupied by law offices, real estate company offices, and court
reporting services offices.

The building at 415 N. Huron Street, approximately 40 feet northeast of the Subject Property, formerly operated as Jackson Cleaners from at least 1956 through prior to 1980. Further, the building at 615 Adams Street, approximately 110 feet southwest of the Subject Property, formerly operated as One Hour Martinizing (clothes cleaners) from at least 1956 through prior to 1970. Because these two former dry cleaners all existed cross gradient relative to the Subject Property,
the potential exists for volatile organic compounds (VOCs) associated with the use of chlorinated solvents in historical dry cleaning operations to have migrated and impacted groundwater and/or pose a vapor intrusion risk to the Subject Property, which represents an off-Subject Property REC/OSSA in connection with the Subject Property.

While not a REC/IA, several confirmed asbestos-containing materials were identified from the Asbestos Survey,
including floor tiles and mastics, pipe wrap, cardboard pipe wrap, and pipe wrap crumble, which should be properly
abated prior to renovation or demolition. Further, the roofing materials are assumed to be ACM unless future testing
proves otherwise.
