Additional Property Attributes

The Subject Property consists of one legal parcel occupying approximately .13 acres. The Subject Property is currently developed with a vacant commercial building, approximately 5,880-square-foot building, that occupies the entire footprint of the parcel. The property was first developed prior to 1923 by Campbell, Wyatt & Cannon Foundry Company which occupied the Subject Property and adjoining offsite properties to the north, south, east, and west for foundry operations. A large foundry building occupied the Subject Property and extended offsite to the south and west. The portion of the former building located on the Subject Property was labeled occupied by "rattlers" and a "cleaning/shipping" area. By 1950, the initial foundry building was razed and replaced with the existing commercial building. An acetylene generator is depicted as being located in the southwest corner of the parcel in Sanborn maps. Since the time of construction, the existing building has been occupied by multiple commercial/retail operations including Meyers Music Stores, a computer store, and Potters Lamps and Lighting. Most recently the building was occupied by Hope Lighthouse Ministries who operated from 2014 to 2020.

The identification of TCE, select petroleum based PNAs, and the metal chromium in shallow soil and the identification of selenium in groundwater in excess of EGLE cleanup criteria demonstrates that the parcel meets the definition of a "facility" as defined by Part 201 of NREPA.
