Additional Property Attributes

The subject property consists of six contiguous parcels of vacant land totaling approximately 1.35 acres. The subject property consists of several trees and grassy areas. A concrete sidewalk is located along the east boundary of the subject property. Historical city directories, fire insurance maps, and aerial photographs indicate the subject property was developed with residences from at least 1937 to at least 2008 and sleeping rooms/motel from at least 1960 to at least 1996. The subject property was also developed with two structures that were either residential or occupied by a produce store in 1937, Pepsi Cola distributor in 1940, fruit and juices packing house in 1945, used furniture store in 1951, television service business in 1960, and a used clothing store in 1970. The subject property has been vacant land since 2016.

Properties surrounding the subject property consist of commercial properties and vacant land. The site is bordered by a parking lot with two storage containers; to the east by North Magnolia Avenue, followed by an office structure and Magnolia Shopping Center (multi-tenant retail/office structure); to the south by Magnolia Bakery and The Doughnut Hole; and to the west by NW 1st Avenue, followed by vacant land. Historical records indicate that the adjoining property to the north was residential from at least 1940 to 1975. The adjoining property to the north was developed with a structure occupied by a general merchandise store in 1980 and 1981, vacant space in 1986, upholstery shop in 1992, and vacant space in 1996. The west portion of the adjoining property to the north has been vacant land since at least 2000 and the east portion has been developed with a concrete parking area since at least 2004. The adjoining property to the east was occupied by Haskins Auto Parts (automobile junk yard) from at least 1937 to at least 1940 and was developed with a produce store/farmer's market from at least 1940 to at least 1955, restaurant from at least 1940 to at least 1960, storage structure from at least 1948 to at least 1973, grocery store from 1960 to at least 1988, vacant grocery store from at least 1992 to at least 1996. The north portion of the adjoining property to the east has been developed with Magnolia Shopping Center (multi-tenant retail/office structure) since 1983 and the south portion has been developed with an office structure since 2003. Historical records indicate that the adjoining property to the south was developed with a residence from at least 1937 to at least 1970, grocery store from at least 1937 to at least 1960, various retail stores from at least 1948 to at least 1981, motel in 1965, storage structure in 1970. The adjoining property to the south has been occupied by a bakery and a restaurant since 1965 and since at least 1996, respectively. The adjoining property to the west was residential from at least 1940 to 2022 and has been vacant land since early 2023.

This assessment has revealed no evidence of RECs, controlled recognized environmental conditions (CREC), and/or significant data gaps (SDG) in connection with the subject property.
