Additional Property Attributes

This property is a former gas station. It was in operation between 1951 and 1994. The building and underground storage tanks were removed. The site sat idle since that time. The site has remaining portions of the concrete and bituminous parking left in place. In 2021 the city of Wahpeton purchased the site with intension of removing the concrete/gravel and replacing with topsoil to make a green space. During the assessment soil and groundwater were sampled for THP-DRO, TPH-GRO, VOC, SVOC, BTEX and PAH. Based on analytical results soil and groundwater have been impacted by historical site activities. However, risk-based analysis conducted using the North Dakota Risk-Based Corrective Action (NDRBCA) determined that the impact on site do not pose a risk to any sensitive receptors. Therefore, the site should be closed under the Tier 1 standards proposed in the NDRBCA Technical Guidance. After the assessment was done, the city was talking about the possibility of Saling the property to a party that is interested on it. The program recommended to the city or any subsequent owner to develop a risk management plan based on the results of the assessment and depending on the use of the site.
