Additional Property Attributes

The property is a mostly cleared, rectangular-shaped parcel of land with chain-link fencing and former building foundations. Based on the findings of the January 2024 Phase II ESA, soil-gas concentrations at the site were found in excess of the USEPA VISL values for vinyl chloride and at or near VISL limits for trichloroethene. The exceedance and near exceedance of VISL limits indicate that conditions are present for a completed vapor intrusion pathway (VI) to structures located on the property, unless preemptive actions are taken to prevent or eliminate the VI pathway. PPM (www.ppmco.com) recommends for future enclosed structures at the site, the protection afforded by a VI barrier should be included in any development plan.
