Additional Property Attributes

The property is comprised of 7.8248 acres of industrial land situated along Consaul Street, which provides access to and from the Subject Property. The property is irregular-shaped and is developed with a single story, 1,250-square foot vacant storage building. The property was used as a metal scrapyard and/or automobile recycling facility/junkyard/chop shop. Aerial photographs indicate that the former scrap/junkyard materials and buildings began to be removed from the property in the early 2000s with only the current storage building remaining by 2021.

The data indicate that the soil samples collected from this Focused Phase II ESA meet Ohio VAP single chemical
direct contact standards for Commercial/Industrial and Construction/Excavation Worker exposure scenarios with the
exception of apparent localized concentrations of lead at SB-5 (0-2') and mercury at SB-4 (8-10'). Further, all
collected sediment samples from the ditch along the southern boundary of the Subject Property meet Ohio VAP
single chemical direct contact standards for Commercial/Industrial and Construction/Excavation Worker exposure
scenarios.

The elevated arsenic and lead results detected in groundwater samples are potentially indications of turbidity that
results from the nature of sampling unfiltered water from a temporary well. Further, the groundwater samples were
collected from a shallow perched aquifer that is generally not suitable for use as a drinking water source and the
Subject Property lies within a verified USD. Therefore, the drinking water exposure pathway is currently incomplete
at the Subject Property. However, the elevated metals results need to be verified by installing permanent monitoring
wells and/or collected filtered groundwater samples if a volunteer intends to seek a Covenant-Not-to-Sue (CNS)
through Ohio's VAP.
