Additional Property Attributes

The site currently consists of a vacant lot and an existing 2600 square-foot commercial building. The vacant portion used to contain a building with a basement that operated as a bank until its collapse and removal in the early 2010's. All buildings associated with the site were built around 1880. The buildings had operated as various commercial businesses including bank, drug store, pet store, and restaurants.

Phase I activities identified a potential REC due to a dry cleaner operating to the south of the property. Asbestos-Containing Materials and Lead-Based Paint were found in the remaining building on the site. Soil borings and temporary wells placed on the site found no contaminants of concern associated with the RECs identified in the Phase I ESA.

Estimated asbestos containing material abatement costs are based on median per unit pricing of local vendors and the approximate cost would range from $2,000 to $3,500. Three cleanup alternatives were evaluated to address lead-based paint/leaded glaze found on building materials. The alternatives included no action, stabilization/enclosure ($8,000 to $14,000), and removal through renovation - component demolition/abatement ($10,000 to$18,000). Asbestos and lead-based paint abatement technical oversight and visual clearances are estimated to range between $1,000 and $7,000.
