Additional Property Attributes

The Subject Property is developed with eight buildings and a paved parking areas. All buildings are vacant with one building formerly operating as a restaurant and seven formerly used as a motel including a check in office and six budlings of rooms. The property is currently owned by Assi Brother Properties LLC. The surrounding properties are commercial, residential, and vacant. The Subject Property buildings were constructed prior to 1954. An asbestos survey confirmed the presence of asbestos containing materials. Releases related to up- and cross-gradient retail fueling facilities have caused a petroleum hydrocarbon groundwater plume along the east side of South Broadway that encompasses the Subject Property. Impacts have been identified on the Subject Property related to this plume in groundwater and soil vapor, which represents a VEC and a REC.
